Layout & access:
Rental area: front room only (approx. 35m²)
Tenant access to kitchen, toilet and storage for staff use
Back room is excluded (Owner’s workspace). Owner may be present on working days — shared-premises setup (not exclusive full-unit lease)

Particular Conditions / House Rules:

Security deposit.
Amount depends on the length of the rental period (TBC per each booking) security deposit due before key handover. Refund within 7 calendar days after check-out inspection.
Deposit can be used for damage, extra cleaning, lost keys/lock replacement, unauthorized alterations.
Tenant remains liable for any damage exceeding the deposit amount.

Damage & liability.
Tenant is responsible for any damage caused by tenant/staff/contractors/visitors/customers beyond normal wear & tear and must reimburse repair/replacement costs (materials + labour).

Insurance.
Tenant must provide proof of the Go—PopUp/Hiscox liability cover for the specific booking (dates + address) and maintain own insurance for stock/inventory + equipment + staff.

Cleaning (weekly + check-out).
Tenant is responsible for weekly cleaning at own cost, including vacuum AND mop floors, wipe surfaces, and clean toilet/kitchen touchpoints.
Space must be returned vacuumed and mopped; if not, Owner will arrange cleaning and deduct costs from the deposit.

Fit-out / alterations.
No drilling, painting, nails, wall plugs, permanent adhesives/vinyl without written approval.
Any approved fixings must be restored to original condition upon exit.

Floor protection (mandatory).
Felt pads/rubber feet under all fixtures; protective mats under heavy or wheeled items; no dragging furniture/racks.
Use protective runner during move-in/out and deliveries.

Scope reminder.
Front room only. Kitchen/storage/toilet allowed for staff use. Back room excluded and remains Owner workspace (Owner may be present on working days).

Cancellation policy:

Strict

(30 days). If the USER cancels at least 30 days before the date and time of the reservation beginning, he will be reimbursed 50% of the total price less the amount of applicable service tariffs and taxes. If the USER cancels less than 30 days before the day and time of the reservation beginning, he will not be reimbursed the unused days or hours. If the USER decides to leave the space ahead of time, the unused days or hours will not be refunded.
